3-Day Notice to Pay Rent or Vacate For use when a tenant has failed to pay rent. This notice demands payment within 3 business days (excluding weekends and holidays) or vacate the property.
7-Day Notice to Cure or Vacate (with cause) Used when the tenant violates the lease (e.g., unauthorized pets, property damage). This notice allows the tenant 7 days to fix the issue or face termination.
